Snow Hill Wharf, Birmingham
On a stretch of canal in central Birmingham, Snow Hill Wharf’s 420 contemporary apartments are being built in five individual designed buildings. There are extensive residents’ facilities including a 24-hour concierge service, gym, sauna and steam room, cinema room, business meeting rooms and three private gardens.

Bridge Court, Banbury
There were a number of roof leaks at this development of 24 apartments in Banbury when we took handover that hadn’t been dealt with properly in the past. We appointed a specialist surveyor to investigate what was needed and as a result a repairs specification was put together by a building surveyor. The specification was put out to tender and the works successfully completed.

Williams Close, Huntingdon
51 private apartments in Brampton near Huntingdon. The site had issues with incorrectly specified flat front doors that had been paid for in full by the previous agent. The firm fitting the doors ceased trading part-way through install. We appointed a specialist firm to oversee the door replacement with correctly fitting fire doors.

Victoria Mills, Shipley
Victoria Mills is a prestigious river and canalside development of 449, 1 to 3 bedroom apartments located in a mix of Grade II listed 19th century mill buildings and contemporary architecture, within the buffer zone of Shipley’s World Heritage site.
We took over the management of Victoria Mills in 2021 when we were appointed by the landlord and there is a team of 8 on-site staff. We manage the concierge service, maintenance and cleaning team, the landscaped grounds and multi-storey car park, and the extensive resident amenities including the tennis court, gym, bar/restaurant, yoga studio and beauty salon.
Blakenham Fields, Ipswich
A large site with freehold houses paying into a fund to uphold and maintain the shared areas of public open space and extensive public realm. It includes large areas of grassland and play areas with facilities for football. This was a new build site in Great Blakenham, near Ipswich where we were appointed by the housing developer.
We were appointed in May 2021 for full management of the estate areas
Edward Street, Birmingham
Upon handover it was clear that the previous agent hadn’t set the up the heat network correctly at this development in central Birmingham. The heat network was not running in the way the developer had intended – which was also reflected within the leases of the 64 apartments. We quickly appointed a heat billing agent and began billing for heat consumption in accordance with the lease and the heat network regulations.
We were appointed by the new landlord for full management services in early 2020

Improving the pace of fire safety remediation

Our specialism in managing large, complex city centre developments means our management portfolio comprises a high proportion of Higher Risk Buildings. We believe that we are responsible for coordinating more remediation projects on behalf of our clients than any other managing agent, with our projects accounting for 23% of applications to the original Building Safety Fund (BSF).
Improving the pace of remediation works requires an appreciation of the current obstacles faced. As our team has unique insights into the process which we believe could help overcome the existing challenges, we have written an open letter to Prime Minister, Sir Keir Starmer, and Deputy Prime Minister, Angela Rayner, in the hope that we can develop a dialogue that will lead to positive change.

Having ended a career as a Royal Naval Officer in 2006, Lee worked for 10 years for another managing agent in London and the South East, supporting the management of properties with between 4 and 1,000 flats within them, culminating in a portfolio of 4,000 flats. Lee is a Fellow of the Institute of Leadership and Management, a member of The Property Institute and an Associate of the Royal Institution of Chartered Surveyors.

Michael has more than 15 years’ experience in residential property management. He joined Rendall & Rittner in early 2022 as Divisional Director for our South region. He has managed prestigious developments with large on-site and Property Manager teams, as well as steering company initiatives and growth. Michael has developed as strong client base along the South Coast and in Hampshire, Sussex, Surrey, Essex and Greater London. He is a Member of The Property Institute, an Associate Member of the Royal Institute of Chartered Surveyors, and passed his NEBOSH Health and Safety certificates in 2015.
