Mobilisation Services
Our dedicated, experienced Mobilisation team provides fully tailored support and guidance to developer clients ensuring smooth development handover planning.
The Mobilisation team will lead on delivering the mobilisation plan for estate management services, working with the client, the incoming building management team and building suppliers, to ensure that the requirements for mobilisation, acceptance and handover of services migrate seamlessly from construction to ‘use’ stage.
Our operational and facilities management mobilisation services are tailored to client requirements, but typically includes:
- Preparing / reviewing an operational budget.
- Working with our Technical Services Manager to review the scope of MEP and to tender the maintenance contracts.
- Partnering with other specialists such as leisure and placemaking consultants, to ensure any specialist requirements are factored into mobilisation plans.
- Highlighting and advising on any pre-handover issues which could create a long-term cost, customer service or legal risk.
- Tendering supplier contracts ahead of Practical Completion and Handover.
- Creating mobilisation-stage budgets for developer funding of on-costs, including the initial supply of estate tools and machinery.
- Communicating any quality and finish tolerances ahead of handover.
- Reviewing all health and safety requirements ensuring they are in place.
- Tailoring welcome packs and other customer communications to meet client requirements.
Company Secretarial services
Our residential property clients can use the services of our specialist in-house Company Secretarial team.
Our regular service includes:
- Providing a registered office address.
- Directors' service addresses.
- Maintaining the Register of Directors and Secretaries.
- Maintaining the Register of Members/Shareholders as required.
- Maintaining the PSC (Persons of Significant Control) Register.
- Taking custody of and maintaining the Minute Book.
- Filing at Companies House, any changes in Registered Office, Directors or Company Secretary and Resolutions.
- Preparing and submitting Confirmation Statements (previously known as Annual Returns).
- Ensuring that filings at Companies House take place on time so as to avoid financial penalties and striking off action.
- Transferring share to the new owner upon completion of an individual property sale.
- Updating the Register of Members using the Application to become a Member form upon completion of an individual property sale.
Additional specialist advice and support
From time to time, the need may arise where you need advice and support regarding company related matters, such as a dispute arising within the RMC Director group or within its members, or the Directors want to make specific changes to their company Memorandum and Articles of Association. In such circumstances, we can offer you the services of a specialist to provide advice and, when required, attend meetings.
Building Safety Act Services
Our Health and Safety department includes a Building Safety Team who offer our clients a wide range of specialist services. You can benefit from their knowledge, including that of the latest legislative and regulatory updates, as well as expertise in:
- Safety Cases – we have created a panel of consultants who are qualified and competent to write safety case reports. We will prepare the documents required by these specialist consultants to write Safety Case reports. Safety Cases are used as evidence to support the safe occupancy of a building when applying to the Building Safety Regulator (BSR) for a Building Assessment Certificate.
- Resident Engagement Strategies – these outline how a Principal Accountable Person (PAP) for their high rise building will engage with residents on building safety matters as required by the BSR. We will draft the strategy and deliver against them, on behalf of our clients.
- Fire Door Inspections – Communal fire door inspections are carried out to Government specified standards, in line with the Fire Safety Regulations 2022. Our service includes three quarterly checks, complemented by a fourth inspection carried out by an accredited fire door inspector, procured separately. Additionally, we can manage the arrangements for access to flat front doors and assist the PAP in meeting the need for best ‘endeavours’ to access the doors annually. All inspections are fully documented within our compliance management system to ensure comprehensive record-keeping and regulatory adherence.
- Mandatory Occurrence Reporting – identifying and reporting to the BSR on building safety occurrences on site. This includes incidents or risk relative to a spread of fire or smoke within a building or threat of structural collapse. We will undertake the investigation of the incident or risk on behalf of the PAP, where instructed.
Fire Safety Remediation Services
Our Health and Safety department also includes a dedicated Fire Safety Remediation Team who are working with a wide range of clients on fire safety remediation solutions, FRAEWs and Landlord Certificates.
- Fire Safety Remediation - due to the challenges faced by some of our clients, since 2020 we have employed a dedicated Fire Safety Remediation team to facilitate complex fire safety remediation projects. The aim is to bring each project to completion as swiftly as possible. We work with developers and RMCs/RTMs on projects of this nature.
- FRAEWs – is an assessment of the fire safety of the external facade of a building and is the de facto methodology for doing so. For Fire Risk Appraisal of External Walls (FRAEWs) we can arrange for a vetted and highly competent specialist consultant to undertake the necessary inspections and reports regarding your building/s.
- Landlord Certificates – a Landlord Certificate provides leaseholders with information about the landlord and whether there are any relevant defects within their building. It will also provide details of what contributions towards the cost of remediation are required through service charges and/or if the landlord will be entirely responsible for the costs, or part thereof. The landlord must provide leaseholders with a Landlord Certificate in certain circumstances such as when the landlord wants to pass on any costs for repairing defects through the service charge or when a leaseholder notifies that they intend to sell their property. We will produce the report on behalf of a landlord for relevant buildings.

Temporary Staffing Solutions (TSS) delivers excellent value in terms of cost and service. Our staff are high experienced and fully trained, DBS checked for key roles and our Operations team carries out regular supervisory visits, so whilst they might be temporary the service offered is seamless and secure.
When extra on-site staff is needed for Concierge, Security, Cleaning or Estate Operative roles, we first evaluate if existing resources can meet the demand. If additional support is required, we prioritise overtime for staff already working at your development.
Only when this option is unavailable do we consider temporary staffing agencies. With our Temporary Staffing Solutions (TSS), many of our permanent team work additional hours, ensuring their expertise and familiarity with your development continue to deliver exceptional service whenever you need it.
